Benefits of BIM for Surveyors throughout retrofitting of a construction works

The prime responsibility of a surveyor is to deal with several measurements, values, costs, schedules dimensions and demarcations which are gathered from trustworthy and precise sources of data. BIM facilitates the surveyors to avail and evaluate all this data in form of geometries, numerals, and essential foot notes [with annotations to building object and modeled elements] for clear-cut information.

As-built BIM models allow in visualizing the data, finally authorizing surveyors to obtain detail information as well as insights. This insight allows survey professionals to perform proper analysis with the purpose of giving suggestions to architects and contractors for the sake of occupants and all the stakeholders who are associated with the building design and development projects.

When it is required to arrange the BIM models in as-built conditions of the building, the construction works or the infrastructure are analyzed prior to scanning and redesigning the project.

By maintaining exact level of detailing of designs in BIM, the project is expanded and a development stage is reflected for construction management related decisions. Issues associated with constructability, probable clashes, challenges in building up a wall or taking off one, time and cost, etc. are examined, risks are computed and mistakes are amended in the initial phase by a team collaboration among the engineers and the surveyors.
Opportunities for Surveyors:

• BIM for surveyors enhances collaboration and co-ordinations between multi-disciplinary teams
• BIM facilitates the surveyors to work out embodied CO2 in buildings and recommend remedies
• BIM allows the surveyor to quickly finish the work cost-effectively.
• Produce accessible synchronized information concerning project performance & constant maintenance of the property
• Surveyors can make best use of their work profile with BIM
• Ability to make proper decision for spatial planning, material orders, and QTOs – in case of retrofitting

With BIM, the surveyors get the ability to accomplish their jobs efficiently & with superior collaborative input. BIM for surveyors is rightly crucial whether it is a project of new construction works or retrofitting a really elderly one.

The New BIM guidelines for Vertical and Horizontal Construction by The Massachusetts Port Authority

Some days ago, The Massachusetts Port Authority (Massport) published a series of documents with the intension of incorporating Building Information Modeling (BIM) into new construction, substantial renovation, and significant maintenance and improvement projects. The documents consist of road maps for Vertical and Horizontal Construction. There exist an Appendix A containing BIM Uses Guideline, and a BIM Roadmap poster. All these can be accessed online at the Massport Capital Programs Resource Center (www.massport.com/business-with-massport/capital-improvements/resource-center). The release of the guidelines belongs to the Massachusetts Integrated BIM Initiative. It is an endeavor to ascertain the viability of certifying a single BIM protocol for all Massachusetts agencies and authorities.

The Massport guidelines are ideal for all vertical and horizontal construction projects and tenant alteration application projects. Once the projected construction costs of a project enhance, the level of BIM integration usually rises also. For horizontal utility and runway projects, the level of BIM integration is not affected by cost. The Design and construction professionals who intend to bid on Massport projects, must adapt themselves with the guidelines.

In 2014, the AIA and AGC launched the 2014 Level of Development Specification. It is now integrated into Massport BIM projects. Besides, leading designers and contractors will require to appoint BIM managers, who will perform with Massport’s Design Technologies Integration Group to make sure that the BIM guidelines are pursued during every stage of a project.

Massport guidelines include some portions of the DCAMM guidelines which were launched in 2015 for Design and Construction. As for instance, Appendix A of each set of guidelines consists of similar-to-identical BIM Use Cases along with brief directions for applying the BIM Execution Plan Template. Other guidelines contain modeling requirements for present conditions, system authoring, analysis and reporting, and design and constructability reviews.

The newest CIC BIM Standards for Hong Kong

InteliBuild formulates and publishes newest CIC BIM Standards in association with The Hong Kong Construction Industry Council (CIC), Task Group on Establishment of Industry Standard for BIM Implementation. One can download The Hong Kong CIC BIM Standards from this link Download Here (http://www.hkcic.org).

The BIM standards approach some significant issues which are creating barriers to implement BIM in Hong Kong.

The CIC BIM Standards are developed on the basis of the existing BIM standards of the Hong Kong Housing Authority (HKHA), MTR Corporation Limited (MTRC) andHong Kong Institute of Building Information Modelling (HKIBIM).

The Standards are written following the best regional and international standards and practices along with PAS 1192BCA Singapore BIM Guide and the BIM Forum LOD Specification.

Client Leadership: The CIC BIM Standards are adopted to facilitate the client to identify, control and evaluate BIM deliverables with architects, engineers, surveyors and contractors. The CIC BIM Standards is developed on the basis of the planning, execution, management and examination concerning the application of BIM on a project which necessitate client direction, involvement and leadership. In order to implement BIM on a project, it will also need design consultant and contractor collaboration.

How Architects and Engineers embrace BIM: Building Information Modelling is a useful method for developing and controlling building data throughout its design, construction and operations. The BIM method requires that architects and engineers employ BIM software for designing any projects.

The successful implementation of BIM completely depends on proper BIM training. It is essential that the architects and engineers should undergo proper training on how to employ BIM procedures and tools to develop their design drawings in-house.

BIM Project Execution Plan and Professional BIM Manager: The CIC BIM Standards are adopted for the purpose of outlining the scope of work associated with BIM, the liabilities of the project participants and the deliverables from the BIM process by employing a BIM Project Execution Plan. If a client does not contain sufficient knowledge for identifying or managing the application of BIM, a BIM Manager can be employed to deal with the employers needs as well as a BIM Project Execution Plan (BIM PXP or BEP).

The BIM PXP should plan the broad vision for the project and offer execution details for the consultants and contractors to maintain all through the project. The BIM PXP must be formulated at the initial stage of the project and upgraded during the project when design team members, contractors and sub-contractors are selected.

The client must assign a professional BIM Manager to guide and support the BIM process. The BIM Manager belongs to an architect, engineer, surveyor or contractor or a certified independent professional BIM Manager with appropriate practical construction knowledge and design coordination experience.
