BIM serves as Digital Asset Management Tool

BIM as digital design change management tool. BIM offers the development, management, and presentation of BIM data to all users in the lifecycle. During construction, these data are used for change management and decision-making.

BIM provides better design refinement by resolving design decisions faster and earlier in the project. BIM also provide more precise design analysis. The models and data are linked to other digital design tools for analyzing structural stability and energy consumption.

BIM generates better collaboration between all related project stakeholders as for example HDR architects and engineers will be able to share design information in many dimensions to have a look of the whole design. This is also applicable while working with specialists or contractors as well as with clients. Thus the value of a project is enhanced with the increased communication among partners across disciplines.

BIM allows the designers to apply changes dynamically. The designers get the ability to refine design intention to meet the client’s requirement within the scheduled time.

Working with BIM allows designers to see the changes and make choices and decisions quickly and earlier in the process. And those changes can be evaluated as they relate to the building as a whole.

BIM technology also helps automate lower-value tasks (call-out boxes, for example). You still have to drive the software and make design choices. But automation makes things much more efficient and allows the emphasis to be on design.

Clients are presented with a more holistic and three-dimensional view of the project through the use of animations and renderings. Clients no longer have to review numerous sketches and assemble the building design in their mind. With BIM, it is right in front of them.

This new presentation method comes with challenges. Sometimes a client or partner is not ready to see a building in a fully rendered state or cannot properly understand all of the data. Sometimes it is best to show what is appropriate for a particular decision point. Thankfully, BIM allows this and can show just one part or aspect of a project at a time. BIM acts as a consultant to help a client’s decision-making process.

Combination of Building Information Modeling (BIM) and lean construction practices can enhance end-to-end design and construction process

BIM can be utilized together with lean construction practices for smoothing the work process for manufacturing, healthcare and other market sectors.

Model based lean approach deliver a huge cost saving in budget for owner as it significantly reduce waste and increase efficiencies throughout the life of the project.

It is a data rich work-planning tool that speed ups schedule and supports numerous downstream efficiency gains.

BIM with lean enabled workflows generate a comprehensive digital coordination process. The lean practice is very much useful for prefabricators as it helps to achieve levels of prefabrication. Fabricators are able to get large percentages of prefabrication on major components of the building systems.

Subcontractor can visually "prototype" all portions of their work in detail long before the commencement of fabrication or construction.

Lean construction practices is applied to solve the significant process issues like lack of time or money for full development, lack of training, lack of modeling standards or a lack of collaboration between stakeholders to the model.

Lean is a process improvement technology that provides an integrated project delivery approach towards a facility’s completion, identifying and then capturing huge opportunities to diminish waste, rationalize and drastically improve the end result.

A project team gets the ability to produce superior transparency, consistency and predictability in the quality of the work and reduction of material waste. Lean practices also reduce the waste in all its hidden form like defects, motion, inventory, transportation, overproduction, processing and waiting.

BIM provides real world vitual modeling

A building information model (BIM) authoring program is applied to create a highly detailed 3D model of selected parts of your project for representation of the proposed design to fine tune the construction process. This is called virtual mock up and it facilitates the project team to examine a complex materials intersection in virtual environments.

Virtual Mock up is performed before the completion of the design to learn proposed construction details, test for performance, explain the appearance of the final structure, save time, reduce risk, and validate design and work through constructability challenges..

The project team members apply it as a communication tool for meeting the design and reviewing the finished construction.

Recent development in virtual modeling permits the creation of virtual mock-ups for facilitating scale visualization and navigation.

In a virtual mock-up, the detailed 3D geometry of a virtual prototype is viewed in combination with an immersive virtual environment (IVE) to evaluate a design for

Form and fit
Logistics
Human factors integration
Feasibility analysis

The application of virtual prototypes and formation of rational computer generated images is often quicker, cheaper, and a more useful means to observe preliminary design results than physical prototypes, and frequently allows review of more alternatives.
